Please read these terms carefully before making a booking reservation for L'Incanto di Girgolu.

1. Booking and Reservations

1.1 Booking Request

Submitting an inquiry through our contact form does not constitute a confirmed booking. All bookings are subject to availability and written confirmation from L'Incanto di Girgolu.

1.2 Booking Confirmation

Your booking is confirmed only upon receipt of:

  • Written confirmation via email from us
  • Payment of the required deposit
  • Signed rental agreement (if applicable)

1.3 Payment & Security Deposit

Payment Policy:

  • Guests must pay 10% of the total booking amount at the time of booking to confirm and validate the reservation (this is the initial booking payment).
  • Two weeks (14 days) before arrival, guests must pay the remaining balance (the other 90%) PLUS an additional 10% of the total booking amount as a security deposit.
  • The security deposit is refundable at the end of the stay, provided there is no damage or extra costs due to the guest.

2. Rental Period (Saturday up to Saturday)

Our villa is rented in weekly stays only, from Saturday to Saturday. This means the standard check-in day is Saturday and the standard check-out day is the following Saturday. We do not accept bookings that start on other days, unless we confirm an exception in writing. Check-in: Saturday, 18:00–21:00 (or any following day during the week, after 18:00) Check-out: Saturday, by 10:00 AM (or any earlier day before Saturday, by 10:00 AM)

3. Cancellations

3.1 Guest Cancellations

Up to 14 days before arrival: Full refund
Less than 14 days before arrival: No refund

3.2 Owner Cancellations

In the unlikely event we must cancel your confirmed reservation, you will receive a full refund of all payments made.

4. Check-In and Check-Out

4.1 Times

Check-in: 18:00 - 21:00 | Check-out: By 10:00 AM

4.2 Check-In Procedure

Self check-in with building staff assistance. The staff will provide you with keys and any necessary instructions upon arrival.

4.3 Key Return

Before departure, all keys must be returned to the building staff.

4.4 Early/Late Requests

Early check-in or late check-out may be available upon request and subject to availability. Additional fees may apply.

5. Occupancy and Use

5.1 Maximum Occupancy

The property accommodates a maximum of 7 guests. Exceeding this limit may result in immediate termination of the rental agreement without refund.

5.2 Pets

Pets are NOT allowed.

5.3 Smoking

Smoking is not permitted inside the property. Smoking is only allowed in designated outdoor areas.

5.4 Events and Parties

Parties and events are strictly prohibited. The property is intended for peaceful family/group stays only.

5.5 Commercial Photography

Commercial or advertising photography is permitted with prior written consent.

6. Guest Responsibilities

6.1 Property Care

Guests agree to:

  • Treat the property and furnishings with respect
  • Report any damage immediately
  • Leave the property in a clean and tidy condition
  • Comply with all house rules provided
  • Return all keys before departure

6.2 Beach Access Rules

Beach rules are posted on a sign at the beach entrance. All guests must read and comply with these regulations during their stay.

6.3 Damage and Losses

Guests are financially responsible for any damage to the property or loss of items during their stay. Costs will be deducted from the security deposit or billed separately.

6.4 Noise and Disturbance

Guests must respect neighbors and adhere to local noise ordinances, particularly during quiet hours.

7. Liability and Insurance

7.1 Personal Belongings

We are not responsible for loss, theft, or damage to guests' personal belongings.

7.2 Personal Injury

Guests use the property and all facilities at their own risk. We are not liable for accidents or injuries sustained during your stay except where caused by our negligence.

7.3 Travel Insurance

We strongly recommend guests obtain comprehensive travel insurance covering cancellation, medical expenses, and personal liability.

8. Property Access and Maintenance

8.1 Emergency Access

We reserve the right to enter the property in case of emergency or to perform essential maintenance with reasonable notice.

8.2 Amenities and Services

While we strive to ensure all amenities function properly, we are not liable for temporary outages of utilities or services beyond our control (e.g., internet, water supply).

9. Force Majeure

We are not liable for any failure to perform our obligations due to circumstances beyond our control, including but not limited to natural disasters, government restrictions, or public health emergencies.

10. Privacy and Data Protection

Your personal data is processed in accordance with our Privacy Policy and applicable data protection laws (GDPR). Link

11. Complaints and Disputes

11.1 Complaint Procedure

Any issues during your stay should be reported immediately to allow us to resolve them promptly.

11.2 Dispute Resolution

Any disputes shall be governed by Italian law and subject to the jurisdiction of the courts of Olbia, Sardinia.

12. Modifications to Terms

We reserve the right to modify these terms at any time. Changes will apply to bookings made after the modification date.
